Over the last year I have worked on a two very different developments one being located in north London which entailed the conversion of 52 under croft garages into 1+2 bedroom dwellings, also within the same estate 3 new town houses for the private market, my position was to lead the team to take the 4 sites out the ground ready for fit out by a nominated 3rd party contractor.
These works were logistically challenging due to the site's being within a live environment.
The other project being a design and build mixed use 27 apartment dwelling development with commercial space within a strategic sea side town, I took this over in February after the existing main contractor entered into administration.
My first task was to compile a schedule of condition and identify critical defects within the build which would have a negative impact on compliance and statutory testing, which I duly identified and had re-mediated, in addition to discharging building control and planning requirements along the project cycle.
The fabric also required build completion which consisted of roof completion, formulate balcony design and build, creation of mechanical smoke extraction system, complete shell fit out to completion and landscape the scheme, which is progressing well and due for completion December 20.
This project was kept live during the initial Covid 19 lock down which proved very testing however managed to keep the project in line with key targets.
Key Responsibilities:
• Formulate and monitor two week look ahead programmes
• Oversee and control/co-ordinate all subcontractors activities
• Discharge Building Control requirement to achieve sign off
• Implement H+S requirements incorporating Covid 19 control procedures
• Valuation of sub contract applications
• Assign tasks and daily objectives to site team
• Produce regular construction activity reports in conjunction with look ahead programmes
• Participate in regular meetings with key stakeholders
• Value engineer construction procedures and activities where possible
• Regulate labour levels to ensure programme delivery
