Contracts Leader (Construction Director)
Rok.
Rok were a national builder residing 4th in the UK top 10. They provided a full range of services to their clients from small maintenance to multi million pound capital projects. Clients include BAA Leading developers and local authority's.
Contracts Leader (Construction Director)
Employed initially by S Harrison to run a £10.3 million student accommodation scheme in York I reported to the Construction Director and was responsible for all site activities, My remit included financial control, design management, procurement and site supervision.
In April 07 I was asked to help out on a job in Sheffield that was experiencing major difficulties. I arrived on site to find a thoroughly demoralised site management team struggling to cope with subcontractors who were totally disillusioned and losing money, and a client who was very unimpressed. By June I had successfully re-motivated the site team and gained the co-operation of all the subcontractors, there was a plan to complete the site which although still outside the contracted date was none the less welcomed by the client and the senior management at Harrisons.
My efforts at Sheffield were rewarded by promotion to Contracts Manager which coincided with the takeover by Rok
I was then responsible for the coaching, development and supervision of 3 delivery teams working on the following
1) A 17 storey concrete framed apartment block comprising 96 apartments fitted to a very high standard and including 4 retail units on the ground floor. The apartments are serviced by two standard and 1 scenic lifts. The building is clad in a mixture of brick, rendered block, curtain walling and planar glazing. The project which is valued at £15m is for Urban I ltd, a national property developer.
2) Navigation Road York is a student accommodation campus comprising 286 beds in 3 buildings. A 7 storey concrete frame, a 5 storey traditional build block and a 4 storey timber frame block. Built for S Harrison Ltd Developments the end user is York St John University in York.
3) Escrick Business Park is a £7m development for S Harrison developments comprising 11 warehouses and 19 offices constructed in a rural environment. The offices have been built on spec by the client and are finished to a vary high standard.

Snr Projects Manager
ISG Totty Ltd.
Reporting to the Construction Director I was originally employed by Totty Residential to oversee the £28m Scarborough car park regeneration scheme. Unfortunately ISG withdrew from the contract the week I started and after 2 months assisting with bid preparations I was given responsibility for the construction of the £8.3 million hotel for Holiday Inn Express at Walsall.
Built under the JCT 2005 design and build form of contract. This project required working away from home. I was assisted on site by a resident QS, assistant manager and site engineer. I also managed visiting staff including a design manager, m and e manager, commercial manager and a buyer. The site had a high voltage cable crossing it and combined pre-cast concrete with traditional build and steel frame to 9 storeys to overcome limitations placed on the tower crane. The site was immediately adjacent the M6 and it was my responsibility to negotiate the oversailing rights with both Highways and adjacent landowners.

2002 - 2005
job
Project Director
Bellway Homes.
* Employed to fill skills shortage in the construction of complex regeneration projects.
* Responsible directly to the Company MD for the successful management of two projects simultaneously comprising 1300 apartments and commercial development valued at £63m and £74m each.
* Preparation and presentation of monthly board reports
* Liaison between all internal departments and external agencies including planners and conservationists.
* Driving force in the implementation and construction of the largest timber frame structure in Europe comprising 111 apartments on a concrete podium.
I took responsibility for Ochre Yards soon after the grant of planning permission for the first two blocks of apartments. At its inception the scheme comprised of 520 residential units in twelve blocks and some mixed commercial use. At that stage the planned construction was of traditional concrete frame clad in red brick of between 3 and 4 storeys each. The project is sited on the old railway goods yard adjacent to the historic high level bridge and the whole site was heavily contaminated. The anticipated construction duration was 10 years, which included 80 weeks for demolition and ground remediation. The site also includes grade 1 and grade 2 listed buildings and is within the conservation area of the three bridges. Two of these buildings were refurbished during my employment providing 38 luxurious twin bedded apartments.
I reported directly to the managing director of Bellway Homes and was tasked with completing the site in staged handovers on time and within strict budgetary constraints. I also had responsibility for design and chaired all meetings pertaining to the site. I also prepared the monthly board reports for the group head office. The Architect and Engineer for the project were consultants appointed prior to my employment and their performance was also my responsibility.
I was also responsible for the change in construction and subsequently erected the largest timber frame structure in Europe on a concrete podium with a footprint of over 1600m2 and 5 storeys high constructed to a tolerance of +/- 5mm.
The first three blocks were let on a core and shell basis to a local contractor and I was responsible for the tender analysis and subsequent contractor approval for the site. At the time of leaving I had recruited new staff and trained sufficient existing personnel for the future works to be carried out in house.
The site also shares its boundary with a live railway and one of the conditions of sale was that all works within the vicinity of the line would be supervised at all times by a representative of network rail. Chorus was nominated for this role and their estimated charges for this supervision amounted to £200,000.00 I successfully challenged this condition by employing a qualified safety inspector direct and training dedicated operatives in the procedures for stopping a train in an emergency resulting in a saving of over 50%.
At the time of leaving the site was on programme for completion within 6 years instead of 10 with an increase of 138 units and was returning 26% on capital against 19% projected at inception.

Projects Manager
Matthew Homes.
Unusually for a developer Matthew Homes carries very little in the way of office support and virtually all of the normal functions associated with the delivery of a site are placed upon the Project Manager. Reporting directly to the MD I led a team consisting of QS, section managers, finishing foremen and trades supervisors. I was responsible for the delivery on time within budget and to a very high standard the following projects.
• £27m estate development in Haverhill including a doctor's surgery and small parade of shops. Originally programmed as a 3 year development, demand was so great that it was decided to reduce this to 2 years.
• £8m luxury development of manor style homes in Totteridge in only 10 months.
• £6m estate development in Colchester at the same time as Totteridge.
• £36m rural development in March Cambridgeshire built as 3 phases running concurrently.
As a team we were responsible for all procurement both labour and materials. Liaison with local authorities and NHBC. Building to programme and agreeing the same with the sales team.
