My current role is within the Leasing team whose primary focus in on all leasing activity across the two owned and management Retail Outlet schemes.
• The main project I have worked on has been to regularise the occupation of multiple Tenants who were holding over the following expiry. The completion of these Leases secured annual income of £100,000 to the Landlord.
• I introduced a new independent retailer to one of the schemes, initially on a three-month pop-up. I later negotiated converting this to longer-term letting securing £12,000 of income.
• I have lead the creation of new Leasing material by collaborating with the Marketing team.
• I created an updated version of a Leasing tracker which presents the various product types of existing Tenants and shows a real-time comparison with the asset management plan.
• With my experience within Commercialisation, I am the point of contact for the agency employed to manage this service.
In addition to the above achievements, my role includes multiple tasks.
• Assisted in the creation in a detailed occupier sensitivity analysis across the two schemes to ensure we understood how sustainable each retailer is by comparing their total outgoings to annual turnover.
• Actively source and approach both retail and food & beverage operators that fit the Asset Management plan for each scheme.
• Liaise closely with the property team to ensure the tenancy schedule is up to date, including that of new Tenants and any changed terms for existing Tenants following Lease renewals.
• I have gained extensive experience in negotiating at a high level with Retailers as well as presenting perspective agreements to senior management and board.
• I have played an active role in assisting the Head of Leasing with the launch of a new F&B development. This included putting together the strategy for the Leasing, liaising with external agents and showing potential Tenants around the development.
• Maintain contact with external solicitors to ensure my matters are completed promptly.
